Note B on Sheet 7 was revised to match the recommendation of the Commission for setbacks. Street sections were revised to match the recommendation of the Commission. Modification Requests: 1. Private street authorization (Sections 14-233 and 14-234) for Roads D and E. (Staff recommends approval of Road E only)- Approved by the Planning Commission 2. Modification of street standards — Approved by the Planning Commission 14-422(E)- Sidewalks along private streets for Road E 14-422(F)- Planting strips along private streets for Road E 14-410 (1)- Curb and gutter for Road E 3. Modification of Planned Residential Development Setbacks (Section 18-8.2b) for front and rear setbacks. Favorable Factors: The rezoning request is consistent with the majority of the recommendations within the Southern and Western Neighborhoods Master Plan and Comprehensive Plan. The rezoning is consistent with the majority of the applicable Neighborhood Model Principles. The rezoning provides affordable housing that meets the housing policy within the Comprehensive Plan. The rezoning provides a portion of the connector road that is recommended in the Southern and Western Neighborhoods Master Plan. Unfavorable Factors: The rezoning request will add additional students to Cale Elementary, which is over capacity with no plans for expansion for future capacity. Board of Supervisors Motion- Rezoning A. Should a Board Member choose to approve this zoning map amendment: I move that the Board adopt the ordinance in Attachment E approving ZMA2018-12 Galaxie Farm. B. Should a Board Member choose to deny this zoning map amendment: move to deny ZMA 2018-012, Galaxie Farm (state reasons for denial). Board of Supervisors Motion- Special Exception A. Should a Board of Supervisors member choose to approve the requested special exception: I move that the Board adopt the resolution in Attachment F to allow the front and rear setbacks to be modified. B. Should a Board of Supervisors member choose to deny the requested special exception: I move to deny the requested special exception to allow the front and rear setbacks to be modified (state reasons).
