At the request of Williams Mullen, we have examined our records with respect to that
certain real property lying in Albemarle County, Virginia, commonly known as "Monscane Center
Lot 3" and being designated in the County's real estate tax assessment records as Tax Map
Number 07800-00-00-011 C3 (the "Property"), and we are pleased to advise you that:
a. The Property is currently zoned Highway Commercial ("HC") under the
Zoning Ordinance of Albemarle County, Virginia. The HC zoning district permits the use of the
Property for a commercial office building (the "Use"), by right, without the necessity of obtaining
a conditional or special use permit, variance, special exception or other authorization or
approval. If the Property is subject to or requires a use permit or variance, please so
state and attach a copy.]
b. The Property is not subject to any proffered conditions, approved
application plan, special use permit or other special limitations imposed by Albemarle County,
Virginia in connection with the zoning or rezoning of the Property. [If the Property is subject to
proffered conditions, application plan, special use permit, or any other special

C. The Property is subject to the conditions of an approved site development
plan identified as SDP [insert reference to approved site plan and any
