RE: ARB-2002-151 Applebee's at Rivanna Ridge Shopping Center(Conceptual Review)

Dear Mr.Melton:
The Albemarle County Architectural Review Board, at its meeting on January 6, 2003, completed a
conceptual review of the Applebee's building design for the Rivanna Ridge Shopping Center The Board
offered the following comments and suggestions, which include additions and revisions to staffs
recommendations:
1 Regarding the building design:
a) Provide for greater uniformity in the overall design.
b) Provide muntms in all windows. Provide more coordination throughout the windows.
c) Revise the corner window design to focus less on the green trim.
d) Revise the design to include a combination of architectural detailing and landscaping to reduce
the impact of the blank walls.
e) The insets in the brickwork should be made more robust.
f) Indicate on the elevations that all wall surfaces visible from the EC will be faced with brick.
2. Regarding building landscaping: Provide appropriate plantings along the foundation of the building
and in areas where there are blank walls. Additional trees shall be proposed adjacent to the corners of
the building to soften the edges of the building. The landscaping shall be reasonably distributed
immediately adjacent to and around the building.
3. Regarding materials and colors:
a) Choose materials and colors that provide for a more coordinated overall appearance.
b) Reconsider the use of white/off-white brick and the green coping. The tan brick is more
appropriate than the white.
c) Indicate the proposed finish for the gate at the service area. A color that is both unobtrusive and
compatible with the building is recommended.
d) Provide all material/color samples.

4. Regarding signage:
a) The building includes too much signage.
b) The signs are not appropriately scaled to the building.
c) Don't overcrowd the entrance pediment with signage.
d) The similarity between the front and side signs is problematic. Hierarchy is required.
e) Revise the design of the wall signs to reduce their impact on the development.
f) As part of the illuminated system, the apple is a problem. Remove the apple from the cabinet
sign.
g) Delete the outlining of the cabinet.
h) Revise the"Applebee's"portion of the cabinet sign to include channel letters only.
i) The"Applebee's"letters should display a single color.
5. Regarding awnings:
a) The preference is for a single awning color on a handsome,well-detailed brick building.
b) A fabric awning without a shiny finish is preferred.
c) The awning color shall coordinate with the overall building design.
d) Provide a sample of the awning fabric/color.
6. Regarding lighting:
a) The quantity of exterior wall lights is too large.
b) Delete the gooseneck wall lights from the proposal.
c) Awnings shall not be illuminated from above,below, or underneath.
d) Delete the up/down lights from the proposal.
e) Provide details on other proposed lights.
f) Lighting should make sense to the pedestrian. Lighting to simply draw attention to the building is
inappropriate.
g) Consider bollards if sidewalk illumination is desired.
