It was determined that the large storage container was visible from the Route 29 Entrance Corridor, and therefore would need to observe the Architectural Review Board Guidelines as they relate to its visibility. While visiting the site, we also noticed that the existing dumpster enclosure, adjacent to the southeast end of the building, was in considerable disrepair, leaving the dumpster clearly visible from the Route 29 Entrance Corridor A green recycling container was observed situated in the same general area with no enclosure around it. The Architectural Review Board Guidelines state that such features must be screened to eliminate visibility from the EC. It is our understanding that a minor site plan amendment will be required to address these issues. We have the following suggestions for resolving the Entrance Corridor aspects at this site. Large Brown Storage Container: • Move the storage container to the rear (southwest corner) of the existing building. There appears to be adequate room for the container in this location. This location would provide the most comprehensive screening, while not interfering with parking spaces and utility easements,and it appears that the existing loading dock could be modified to provide access from the main building. Although this is staff's preference, the storage unit may be moved to the southeast corner of the parking lot. With this option,you would have to demonstrate that the unit can be adequately screened from the Route 29 Entrance Corridor,which may be difficult. Dumpster and Recycling Containers • Reconstruct the existing dumpster enclosure in its current location, so that containers within its confines will not be visible.Enlarge the enclosure so that it can contain both the dumpster and recycling containers.
