Photo of the wall just completed at Bennington. This new wall will be the same and the same engineering. 2. Photo of where we had originally planned on having a curb cut for the existing house. It is quite obvious that the grading will not allow this arrangement. The land owner,Dr. Hurt and the VDOT representative, Dennis Seale,have agreed to place the driveway where shown on the drawing and the attached photo. The drive is near the intersection but VDOT felt this is acceptable since there is so little traffic. Briefly, here are the refinements I made... Clouded areas on the plan where changes were being proposed. Added large text notations with arrows to each of the clouds explaining what change is being requested. Even though sidewalk/street tree flip-flop is being handled separately, made a notation to this effect on plan because... After sidewalk shifts Vito wants to add a low retaining wall adjacent to the sidewalk he feels will be needed (also noted as part of LOR) Added Vito's new driveway location to existing home's lot. Made sure sight distance line work and notes showed up. Deleted units previously placed upon existing home's lot. Deleted two small ornamental trees previously located between deleted unit's driveways and instead extended street tree planting (1 for 2)and adjusted plant list and canopy calculation. Thanks for helping with this. I want to re-submit only when you feel I have things the way you want them. They will just review it for utility conflicts (if any) and site distance. So, if you could please add the site distance to the LOR as well, to be sure there are no conflicts there. i You can apply for the exception for the sidewalk with the ZMA that is currently in process. I will need the justification in order to process that. I have copied the section of the ordinance for your reference. It is in the subdivision ordinance under section 14-422. Megan, is this OK with you? 3 Mark, Some time soon the zoning adjustment will go before the planning commission which will deal with the affordable units. At that same hearing we want to apply for the sidewalk to me moved to the curb and a small retaining wall. Please adjust or change this drawing to show that change. Again, it is a separate application. Move the trees to the other side of the sidewalk as well. I will be gone from Friday of this week through all of next week and with no access to a phone. Deleted units in Phase 2.as directed. Removed two small trees that were in front of these units and replaced them with 1 street tree (extension of theme) Adjusted Plant List and Canopy Calculation accordingly. Engineering details and computations may be required on site plans where walls will support or potentially conflict with stormwater facilities,travelways,parking,or present a safety concern.This includes where walls are placed too close(a distance equal to the wall height)to property lines,such that they may affect neighboring property. In such cases the following items will be required. a.A typical detail.(VDOT standard walls are acceptable)b.specific details as required for unusual or possibly conflicting areas.An example is where utilities are expected to go through walls or footings. c.certified computations to support the design.All soil and bearing assumptions,as well as reinforcement materials and assumed loadings must be-included. 3.Safety provisions for vehicles and pedestrians may be required for walls over 30"high.
