Below are our responses to the comments for the miscellaneous clean-up staff comments on the application
plan for the PC meeting in September 2021. Also, attached is the presentation and additional information
for the narrative summarizing the responses to the PC issues noted from the first meeting.
Comments from the July 2021 review:
Planning Comments:
1. The existing conditions sheet has been added into the plan set.
2. A note has been added to the cover sheet about the 2 existing special exceptions.
3. The matchlines have been revised.
4. The proposed pedestrian pathways are now coordinated on the plan sheets.
5. All landscaping has been moved out of the ACSA easement. All landscaping will be coordinated with the
easements on the final site plan.
6. The sheet labels have been updated.
7. The additional information has been added to the project narrative.
8. The additional information addresses the construction access for the site.
9. The additional information includes an analysis on the impervious areas of the site, and total increases
with this SP request.
10. Pedestrian connections at the end of Myrtle Street with the ACSA easement can be worked out with the
final site plan.
Engineering:
1. The existing conditions sheet 2 has been added.
2. The note on sheet 2 about the existing swm pond has been removed.
3. Water quality swales and dry retention areas are shown on the grading and drainage plan. The final site
plan will formally address the SWM requirements for the site, meeting the state and county standards.
Building Inspections Comments:
1. The building code reference has been updated.
2. The roof drain note has been added to the plans.
VDOT Comments:
1. The proposed entrance to Parkside Village has been relocated, and the new location meets VDOT sight
distance requirements.
2. The client acknowledges that turn lane warrants will be part of the final site plan process.
Parks and Trail Comments:
1. Yes, the park has committed with the SP to providing safe, convenient bike/ped circulation and access to
the park, as shown on the site plan and provided documents.
2. The horseshoe pit parking calculations have been replaced with the Dog park. The playgrounds have
been there for over 20 years, and the horseshoe pits no longer exist.
ACSA and Fire/Rescue Comments:
Site plan will address all fire related requirements.
