To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned Planned Unit Development, PUD, per Zoning Map Amendment
ZMA198100011 "Earlysville Forest P. U. D. approved April 15, 1981, with conditions.
This rezoning was amended with ZMA1985-00033, although the amendment does not
appear to impact the Property. The Property is subject to the Airport Impact Area
Overlay District as described in Section 30 of Chapter 18 of the Zoning Ordinance.
The uses of the Property are outlined in the approval letter from ZMA1981-00011. As
requested, Coffee Shop/Restaurant; Offices, including Administrative, Medical, Dental,
Optical, and Home Service (HVAC, Electrical, Plumbing); and Health Spa/ Salon for
Hair, and or nails, etc., are permitted uses per the approved ZMA. Zoning approval of a
proposed use is subject to a Zoning Clearance Application review, which includes
providing the required amount of parking for the specified use(s), link provided.
• The Property is subject to the following site plan SDP198800012, approved July 8, 1988.
This plan should be available online by the provided link within one week of the date of
this letter.
• There are no building or zoning violations on file associated with the Property.
• If the Property contained physical development approved with a site plan, then in the
event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.
• Copies of any relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(Walbemarle.oro may be made. If the request is not based in Virginia, it will
take longer to fulfill.
