Dear Mr. Tripathi:
The Department of Community Development hereby grants administrative approval of the above-referenced site plan.
In accordance with Zoning Ordinance Section 32.4.3.1, approval of the preliminary site plan is valid for one(1)year.
Therefore, this approval shall expire March 17,2006. If the preliminary site plan approval expires before all final
tentative approvals have been granted, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and sub‘eight(8)copi of the tentative plan to
the Current Development Division, in care of the Community Development. This letter must be submitted with the
tentative plans, as a checklist, to document that you have addressed all requirements and conditions, or the tentative
plan will be denied.
The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated applications
and fees, may also be submitted with the eight(8)tentative plan copies. Failure to do so will result in a separate
application to be filed at a later date.
After the initial tentative plan submittal, each department/agency will contact you to discuss any remaining conditions.
After all aforementioned departments/agencies have granted tentative approval,you may submit the final mylars(2
sets), one blueprint or paper copy,the final site plan application along with the final site plan fee($410), and a copy of
all written tentative approvals to the Department of Community Development by 5:00 p.m. on any week day.
Assuming that the site plan mylars reflect the required conditions of all final tentative approvals, signing of the plans
will occur within one week.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the
following conditions.
The Planning Department shall not accept submittal of the final site plan for signature until tentative approvals for the
following conditions have been obtained. The final site plan shall not be signed until the following conditions are met:

A. Current Development planning review approval to include:
1. [32.6.60)]Submittal of a description and photograph or diagram and show the location of each
type of outdoor luminaire that emits 3,000 or more initial lumens. Please be aware that
installation of such luminaires in the future that are not shown on this plan shall require an

❑ 2. [32.6.60)][4.17.4(b)]Submittal of a photometric plan on the site plan demonstrating that all
parking area luminaires are in compliance with 4.17.4 b.
.PC 3. [32.7.9]Approval of a final landscape plan depicting the species types, number and location of
all proposed planting materials. Please note that this requirement must include the provision of
a landscaped area providing canopy coverage equal to at least ten(10)percent of the total site.
4. [32.7.9.7(b)]Interior landscaping equal to five(5)percent of the paved parking and circulation
area shall be provided. Please note that this shall be a calculation of the total ground area
dedicated to those interior plantings and not the sum of the canopy to be provided by those
items at ten(10)years maturity.
,ir 5. [32.7.9.4(b)]A conservation plan checklist must be completed and incorporated into the site
plan with notes to show how any individual trees and groups of trees designated to remain will
be protected during the construction of this project. The locations of any tree protection
fencing that coincide with the limits of clearing and other methods of protection from the
checklist must be shown on the plan for clear identification during field inspections.

maintained along the eastern property line in order to screen this site from the Forest Lakes
townhomes residential development.

improvements related to the public and/or private roads providing access to this site.

Site Plan Ordinance Section 32.6- Contents of final site plan
In addition to containing all of the information required by the Contents of Preliminary Site Plan(section 32.5)a final site plan
shall contain the following:
)11.A fmal site plan together with amendments thereto shall be prepared and sealed,signed and dated by an architect,
professional engineer,land surveyor,or certified landscape architect,each of whom shall be licensed to practice in
the Commonwealth of Virginia. [32.6.11
At 2. A fmal site plan shall be prepared on mylar,sepia or other such transparency material which shall be termed as
the master drawing. Two(2)clearly legible blue or black line copies of the master drawing shall be submitted to
the department of planning and community development. (Added 5-1-87) In addition,if review is required by the
commission,one(1)reduced copy no larger than eleven(11)inches by seventeen(17)inches in size shall be
