HomeMy WebLinkAboutARB202000132 Review Comments 2021-06-02 Comments from April 29,2021 letter 6/2/21 review of 5/19/21 revised plan SDP-2021-22 The proposed planting in the 4/13/21 revision has moved further away from meeting the EC guidelines— not closer.Trees have been reduced in quantity and the pipes were not shifted to allow for future planting along the parking and travelway. Relocate pipes, utilities, easements, etc.to allow for large shade trees spaced 40' on center along both sides of the full length of the parking and travelway located south of the Block B building, extending from Old Lynchburg Road to Wahoo Way(see red arrow), and along the travelway east of the building (see red circle). 32.7.9.9b requires planting islands to have a minimum of 50 sf per tree,with a minimum dimension of five feet, and barriers to prevent damage by vehicles.The islands at the angled parking spaces do not appear to meet the 50-sf requirement. Please revise the design to meet the requirements. Provide a detail of the planting island showing dimensions and total area, and tree placement that avoids damage by vehicles. Ensure that the mature size of the tree species chosen for the planting islands is suited to the close proximity to the building. Applicant's 6/9/21 response: The tree islands are approximately 70 SF (exact area of 69.7 SF), and the trees shown on the site plan and the attached exhibit are drawn with a caliper of 14-15", to account for mature growth. The tree is to be planted outside of the designated overhang,with the curb acting as a barrier to protect the tree. With the growth habit of the American Elms,the vase-like form of the Elms should do well in close proximity to the building.The exhibit shows the American Elms at a mature canopy of 400 SF.
