JUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA: 1) That the strict application of this ordinance would produce undue hardship. 105'5 The 1-ast of free standing signs limits the marketability of the lots. Some buildings could be approximately 100 feet from the road and limit the readability of wall signs for customers and emergency vehicles. The subdivision was approved prior to any sign limitation or zoning ordinance and was not done to circumvent any County requirements. 2) That such hardship is not shared generally by other properties in the same zoning district and the same vicinity. Businesses adjacent to this commercial subdivision have free standing business signs. 3) That the authorization of such variance will not be of substantial detriment to adjacent property and that the character of the district will not be changed by the granting of the variance.
