The specific information we request would be used to determine if additional parking is required on the site. To do this you must illustrate the existing area used for the restaurant, including the outdoor seating and the office, and the improved area you propose to construct. You have stated that the current and past uses within and without the building will be modified, but the total area will remain unchanged. If this is so, please provide the calculations that attest to this; the calculations should illustrate that the area in use has not increased. As we have discussed, any addition to the existing area will require more parking, and necessitate the requirement for a site plan. After looking at the parking layout you have designed, we would like to encourage the reconstruction of the parking area to provide a more controlled access to the site and additional parking. Please be advised that the parking area will require a 10' setback from the Rt. 240 right-of-way. However, any change in the entrance requires site plan submittal. The site plan may or may not be reviewed by the Planning Commission, the Planning Department can make that decision. If a site plan is submitted it will be reviewed by the Virginia Department of Transportation, and various County agencies to determine compliance with current regulations, and their approval would be required prior to issuance of a building permit. It will be necessary to submit final plans when they have been completed. Some of the items that I can address at this point are as follows: 1 . It will be necessary to install at least one handwashing lavatory which is accessible for use by the dishwashing staff and the prep cooks in the kitchen. 2. You have indicated that the existing womens restroom will be moved to the office area, and this section will be expanded to give the kitchen more space. In addition, the existing walk-in cooler will be eliminated. 3. The final set of plans needs to show the construction of the walls, floors and ceilings in each area of the building. Also, information on drain connections for equipment, the size of the water heater system, and a complete equipment list. The equipment list needs to include the model number for the dishwashing unit and similar information. 4 . A detail concerning the design and construction of the new brick oven system will also be necessary. 5. Once you have the power on in the building then we need to schedule a site visit in order to do a survey of the well.
