That for and in consideration of the sum or ' SIX HUNDRED

($631,514.97) , cash in hand paid, the receipt of which is hereby
acknowledged, the said Grantor does hereby GRANT, BARGAIN, SELL and
CONVEY with GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto
the Grantee, all that certain lot or parcel of land, designated as
Parcel A, containing 1.609 acres, as shown on plat of Roudabush,
Gale & Associates, dated January 13, 1995, entitled "Plat Showing
Subdivision Of Parcel A, Containing 1.609 Ac. Being A Portion Of
Lot 6, Branchlands Charlottesville Magisterial District Albemarle
County, Virginia" attached hereto and made a part hereof. Being a a
portion of the same property conveyed to Food Lion, Inc., a North
Carolina corporation, by deed from The Centre At Branchlanda
Partnership, a Virginia general partnership, dated April 14, 1993,
recorded in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia, in Deed Book 1.D00, page 367.
This conveyance is made expressly subject to the easements,
conditions, restrictions, and reservations contained in duly
recorded deeds, plats and other instruments constituting � -
constructive notice in the chain of title to the property hereby
