Specifically, the ARB requested the following from the applicant: • more specific information on the landscaping proposed in front of the building • auto turn analyses • additional information on the landscaping proposed in the new island located closest to the EC, including easements, utilities, coordination with adjacent property We have included the following materials with this resubmittal to satisfy the request for additional material: • Revised ARB application package dated 01.28.2020 (provided by BRW) • Auto Turn Analysis Exhibit (provided by Shimp Engineering) • Easement Exhibit (provided by Shimp Engineering) • Revised Landscape Plan and Schedule (provided by Shimp Engineering) Please note the following specific revisions to the Malloy ARB package dated 1.28.2020: 1. The Landscape (particularly large trees) now match the revised Shimp Engineering Concept Plan. Specifically note in the aerial views the variety and patterning of plantings along Rt. 29, as well as the larger trees intended for the internal parking lot. 2. The proposed planting along the building is a mixture of Evergreen and Magnolia -arranged in an organic, non -repetitive manner that does not call attention to the building front. The detailed planting plan is contained in the Shimp Engineering exhibit. 3. The Sidewalk was removed from the front of the building as it would not be necessary (nobody will be walking there) and to allow for more planting space for the trees. 4. The minimum planting height of the shrubs is now 30," consistent with the approved SUP for the original dealership on the adjacent property. 5. The renderings now include the existing utility line; which better shows the relationship of how the frontage road works with the site. The utility exhibit prepared by Shimp Engineering that accompanies our resubmittal package highlights limitations created by the existing overhead power line easement, as well as the sewer line easement, both which extend into the existing travel way/frontage road. As a result, it is not possible to move any portion of the landscape buffer any closer to the Entrance Corridor than it is already shown the Shimp Engineering Concept Plan. 6. We have also enclosed an Auto Turn Analysis of the Ford Tractor Trailers that deliver the new vehicles to the property each day, to demonstrate the impact that re-routing the trucks through the new proposed vehicle display area would have. As shown on the exhibit, the impact would require the elimination of 11 parking spaces, and also conflict with several planting areas. Those planting areas would have to be relocated elsewhere on the site, which would then result in further reductions in proposed parking. Given that the existing travel way/frontage road, which has existed and been used by the property owner and its predecessor for decades, will remain, since it is not possible to construct improvements over the utility easement, it would be unreasonable to require the Owner to re-route the trucks through the proposed vehicle display area (at substantial detriment to the project) when an existing, and far safer travel way exists that would not cause any adverse impact on the project. The scope of this work includes reducing the size of the front building, re -finishing the side elevation wall currently seen from from the Entrance Corridor as well as refinishing the newly exposed existing wall serving as the building's new front facade. Located on Route 29, the old furniture store is currently an unoccupied, somewhat neglected structure. The building appears dated and 'out of place' as if is surrounded by a number of new and renovated projects designed fo address ARB's Guidelines. Further, designed as a showroom, the existing building in its entirety is too deep fo serve a useful function for the current landowner. While not completely demolishing the old building, we see this subtraction from the building as an amenity in the Entrance Corridor. If replaces the demolished portion with attractive landscaping - you will note the before and after rendering in the following pages. In addition, this building revision provides a more useful facitlity that also better aligns with the new Ford Dealership next door - both in its materiality and its front facade location. The newly exposed front of the building will be similar to the design and scale of the adjacent newly built Malloy Ford.
