Dear Property Owner:
This letter is to notify you as an adjacent property owner of the above -referenced petition. The owner has
requested a special exception to allow up to five guest rooms in the main house on the property (#2405).
The owner would also reside in the main house.
PROJECT: HS201900026
PROPOSED: Request to increase the number of guest rooms associated with a proposed
homestay from two (2) to five (5) guest rooms.
ZONING CATEGORY/GENERAL USAGE: R-2 Residential - 2 units/acre
SECTION: 18-5.1.480)(1)(iii)
COMPREHENSIVE PLAN LAND USE/DENSITY: Neighborhood Density Residential —
residential (3 — 6 units/acre) supporting uses such as religious institutions, schools and other
small-scale non-residential uses.

Special exceptions must be acted on by the Board of Supervisors, and may be granted after notice to
abutting property owners and upon consideration of the following:
i. There is no detriment to any abutting lot
ii. There is no harm to public health, safety, or welfare
This petition will be reviewed at the ALBEMARLE COUNTY BOARD OF SUPERVISORS
MEETING ON WEDNESDAY, NOVEMBER 4, 2020 Please be advised that due to the Covid-19
