(32./.9./a) owner has agreed to eliminate 2 parking spaces in order to provide landscape areas for planting additional crab apple trees. Owner plans to construct low stone wall similar to that on adjacent kluge center, in order to help visually unite all University of Virginia properties. JUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA: 1) That the strict application of this ordinance would produce undue hardship. Strict application would require either elimination of 6 parking spaces or an offset connection between existing and new portions of the parking lot and possible loss of existing ash trees on building side of parking lot. 2) That such hardship is not shared generally by other properties in the same zoning district and the same vicinity. New parking configuration aligns w/existing parking lot on site. Adjacent properties (kluge center) have much deeper lots, permitting more generous landscape setbacks/areas. 3) That the authorization of such variance will not be of substantial detriment to adjacent property and that the character of the district will not be changed by the granting of the variance. Authori7atinn of this variance will he beneficial to adjacent properties lay permitting continuation of score landscaping themes: stones wall and crab apple trees.
