Previous Variance
VA-89-72 allowed each tenant one wall sign not to exceed 200 square feet in area.
Current Zoning Ordinance regulations for wall signs in a PUD.
Calculation: 1 square foot of sign area x 1 linear foot of building frontage. Maximum sign area per
wall is 32 square feet. May have additional wall signs if the business has more than one street
frontage.
Proposed sign ordinance changes by staff for a PUD.
Calculation: 1 square foot of sign area x 1 linear foot of building frontage. Maximum sign area per
wall will be 100 square feet. May have additional wall signs if the business has more than one street
frontage. The area of the additional wall sign is calculated at 1/3 the rate used in calculating the
primary wall sign. The area of both signs may be added together and divided. However, no one sign
shall be larger than the maximum area of wall sign allowed for in that district.
The following is an example of how wall signage would be calculated at the Old Country Buffet site
using the proposed changes to the sign ordinance. The building frontage facing Branchlands
Boulevard is 125 linear feet X one square foot of sign area for a total of 125 square foot of signage.
However, the maximum sign area per wall is 100 square feet, so the applicant only qualifies for 100
square feet of signage on this wall The second wall sign will be calculated at 1/3 the rate used to
calculate the primary wall sign or 33 33%. The building frontage for the secondary wall facing Route
29 is 80 feet, therefore, 80 feet X 33.33 % would equal 27 square feet. The total wall signage
allowed would equal 127 square feet. The applicant may take the total figure and allocate it as he
chooses. In this case the applicant already has one wall sign of 82 square feet and subtracting that
from the 127 square feet total would leave an additional 45 square foot of signage to be used for the
second wall sign.
Existing signs on the site at this time
One 82 square foot wall sign facing Route 29. One 24 square foot freestanding sign near the
northwest corner of the property next to Route 29.
Applicant's request.
One additional 82 square foot wall sign on the south face of the building facing Branchlands
Boulevard. This request plus the existing 82 square feet of wall signage will total to 164 square feet
of wall signage on the site. The total area of signs will be 188 square feet.

Staff has contacted Mr. Tettertone of Old Country Buffet concerning the 196 square feet of
combined wall sign area listed in the staff report. Mr. Tettertone has confirmed the 196 square feet
figure was an error and should have been listed as 164 square feet of combined area for both wall
signs being requested.
Staffs recommendation of denial for cause has not changed. However, should the Board find cause
to approve this request, staff recommends the following condition. This condition will coincide with
the new regulations that are being proposed by staff
1) A second wall sign limited to 45 square feet or smaller is allowed. Or, the existing sign could be
removed and a sign may be placed on each wall facing a street frontage provided the total combined
