The existing site contains a 2%:-story brick office building with a retaining wall to the east, and a paved parking area. The proposed scope includes the construction of a drive-thru Starbucks store, along with the associated parking, utilities, landscaping and site work. Landscaping and buffering will be provided to meet Albemarle County minimum design standards. Site Constraints The primary constraint of this site is topography. There is a steep slope from the eastern property line (approximately 2:1 for 45') and the slope across the existing parking area is approximately 6%. With the proposed layout, in order to maintain a gentle slope across the building, parking area, and drive-thru, a retaining wall (maximum height of 6') is proposed across the southern and eastern portions of the site. Entrance Corridor Compatibility The proposed building consists of gray brick veneer, light-colored stucco, flat black with matte finish & clear glass windows, and a dark green powder coated metal canopy. These materials coupled with wood accents, and updated landscaping will provide a Starbucks store that is inviting and refreshing, while presenting a familiar feel with the architecture found in the Entrance Corridor.
