To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial ("HC"). The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code (the "Zoning
Ordinance"). The Property is subject to the Airport Impact, Entrance Corridor, and Steep
Slopes Overlay Districts as described in Section 30 of the Zoning Ordinance.
The Property is subject to the following site plan, SDP2020-00080, Green Clean at 3290
Worth Crossing, Final, approved 8/18/2021. As of the date of this letter, the proposed
use of the Property for the construction and development of a car wash ("Proposed
Use") is among the uses permitted by right within the HC zoning district and do not
violate any existing Zoning Ordinance in effect on the date hereof, including the
following;
a) Area, width or depth of the land as building site for the structure;
b) Floor space area of the structure;
c) Setback of the structure from the property lines of the land;
d) Height of the structure; and
e) Parking
• The County has not approved any applications for rezoning of the Property.
• There are no proffered conditions applicable to or enforceable against the Property that
would prevent use of the Property for the Proposed Use.
• There are no proceedings, pending or threatened, to revoke, rescind, alter, or declare
invalid any laws, ordinances, codes, approvals, permits or certificates applicable to or
issued in connection with the Property by the County of Albemarle, Virginia.
• There are no building or zoning violations on file associated with the Property.
• Copies of any relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, then a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.oro may be made. If the request is not based in Virginia, it will
take longer to fulfill.
