The total area of existing critical slopes on TMP 78-15C2 is 18,252 SF. The total area of critical slopes that will be disturbed for the parking lot expansion and associated stormwater management facilities is 1,624 (9 percent). Page 1 of 2 2. 'excessive storm water run-off": We will provided information concerning how the stormwater runoff will be controlled by the drainage and stormwater management plan proposed for this project. 3. "siltation of natural and man-made bodies of water": Inspection and bonding by the County will ensure siltation control during construction. Proper stabilization and maintenance will ensure long term stability. 4. "loss of aesthetic resource": The existing critical slopes proposed for disturbance are delineated on the Open Space Plan Composite Map for Neighborhood 3 and are located within a Major or Locally Important Stream Valley — the Rivanna River. River and stream valleys are designated as important resources that are often associated with critical slopes. Although disturbance of these slopes is minimal it will be further mitigated by erosion control measures minimizing the chance of erosion on the downhill slopes approaching the flood plain and river. Also, a tree conservation measures and the applicant's contribution to The Greenway by means of a dedicated easement further protect this important aesthetic resource. 5. "septic effluent": No septic systems or drainfields are proposed in this project. This project will be served by the public sanitary sewer system. This site does not drain into a waterway that is a public drinking water supply for Albemarle County. The most southern portion of TMP 78-15C2 is shown within the 100- year flood plain area according to FEMA Map 51003CO287D, dated 04 February 2005. The reasons given above demonstrate that the grading of critical slopes on this project will not be detrimental to the health, safety, and/or welfare of the public.
