Re: SDP-2006-00112 Dominion Office Park, Phase 1, Major Site Plan
Amendment
We have received your comments dated 12/3/06 for the above referenced project. The
following are our responses to those comments
A. Site and Drainage Plans
1. The plans need a signed and dated professional seal.
Rev 1: comment not addressed.
The plans are signed and sealed.
2. A critical slopes waiver is needed for the disturbance of critical slopes.
Rev. 1: We have received your request for a critical slopes waiver and the
request for the waiver will go before the planning commission.
Since you've made this comment the waiver was denied by the Planning
Commission. We have recalculated our office square footage and have
found that we do not require as much parking as originally thought. We
have revised our plan showing less parking and no critical slopes being
disturbed.
3. A parking space extends into the travelway. The parking island needs to extend
the length of the parking spaces in order to provide safe and convenient
circulation. Please rearrange the configuration so that parking spaces do not
block the travelway.
Rev. 1: It appears that the parking spaces on each side of the entrance of the
travelway extend into the travelway. Extending the curb to allow a 16 foot depth
for the parking spaces will decrease the travelway to less than 20 feet. Please
rearrange the parking layout so that the parking spaces are 16 feet deep and do
not extend in the travelway, and make sure the travelway is a minimum of 20 feet
wide. Please provide curbing to extend the entire depth of the of the parking
space, not marked pavement. If this is a problem with you, please contact us to
discuss it.
We have extended the curbing as required and we are now providing 16'
1
spaces with a 22' wide travelway aisle.
4. Please provide CG-2 around the loading area.
Rev. 1: comments addressed.
We have provided CG-2 north and south of the loading space.
5. Please provide details of the retaining wall.
Rev. 1: comments addressed.
The retaining wall is no longer being proposed.
B. Stormwater Management Plans
1. It appears that the Filterra may be sticking out of the ground. Show grading
around the Filterra so that it will not stick out of the ground.
Rev. 1: The top elevation for the front of the Filterra is 382 and the backside
elevation is close to 378. The Filterra box is only about 4 feet deep. With the lack
of soil surrounding the box, it will sink in the back and no longer remain level.
Please provide an 18"concrete foundation for the Filterra unit to keep it from
sinking down the hillside, or provide adequate grading around the Filterra box to
keep it from sinking.
We are keeping the Filterra in its original approved location.
2. A letter of approval from Filterra is required.
Rev. 1: comment addressed.
This should no longer be necessary since we are not moving the Filterra
from its approved location.
3 Please show a detail of how the Filterra layout will work in conjunction with the rip
rap channel (in order to help provide proper reassembly of the unit).
Rev 1: Please show the configuration of where the outlet pipe for the Filterra
system outlets.
This should no longer be necessary since we are not moving the Filterra
from its approved location.
B. Erosion Control Plans
1. If the amount of disturbance is proposed to be less than 10,000 sq feet, please
indicate this on the plans and provide a statement that if disturbance is to exceed
10,000 sq feet, an Erosion and Sediment Control Plan is necessary.
Rev. 1: comments addressed.
Thank you.
