VIRGINIA 22901-4596 January 25, 1985 Mrs. Mildred Rohm Post Office Box 94 • North Garden, VA 22959 Re: Tax Map 99 , Parcel 38A Dear Mrs. Rohm: When I visited your property and inspected the private road that serves your home and the other residents it was apparent that the road does not meet either the County nor the State design requirements. Usually in situations such as this I recommend to- the Planning Commission that these roads be made public whenever additional subdividing is proposed. In this case public roads are probably impossible because of the existing winery and the railroad right-of-way. If you proceed with your application to subdivide your prop- erty we will recommend that the road from State Route 712 to your property be improved to meet the enclosed private road standards. This would mean that the portion of the road from 712 to the first railroad crossing would fall in the 6 to 10 lot category and would have to be paved. The remaining portion could be a gravel surface (3 to 5 lots) however it will probably need some drainage ditches and/or pipes. Your engineer would have to prepare plans to show this work. Please remember that this is our interpretation of the County ordinance and our recommendation as engineers. Final decisions in these matters are made by the Planning Commission. Please feel free to call if I can furnish any futher information. Respectfully, Maynard L. Elrod County Engineer MLE/ps Enclosure: Private Road Specifications cc: Amelia McCulley
