RE: Plat Review Comments - Matt/Stutzman Final Plat
Please revise your plat to include the following comments. Five copies of
the revised plat must be submitted by 5:00 p.m. , Tuesday, March 16, 1982, in
order for the Planning Commission to review it on March 23, 1982, '1 :30 p.m.
Meeting Room #5/6, Second Floor, County Office Building, 401 McIntire Road,
Charlottesville, Virginia. It is the Planning Commission's policy that revised
plats and other requested information be submitted by the above date or the
item will be deferred for at least one month. Please note that these comments
should not be considered final. THE APPLICANT OF A REPRESENTATIVE MUST BE
PRESENT FOR THE PLANNING CCYMMISSION MEETING.
No subdivision plat will be taken to the Planning Commission without all
applicable technical information as requied by the Land Subdivision and Develop-
ment Ordinance.
1. Please have the following technical revisions made on the plat:
a. Correct the tax map parcel notation to 10F(2) ;
b. Note the material of permanent reference monuments;
c. Note the building setback lines;
d. Note the magisterial district (Rivanna) ;
2. Provide topographic information on a separate plat and note any areas of
25% or greater slope (for the determination of a building site) .
3. The private road provisions in the Subdivision Ordinance require the following:
a. Improvement of the 50 foot right-of-way to a 16' roadway with 6" of
stone with prime and double seal, or equivalent,for 10-20 lots (Section
18-36(c) (1)) ;
b. A maintenance agreement is required on all private roads by all users
of the road, if possible, but at least between the lots proposed (Section
18-36(d) and 18-7) . If an easement is proposed over lot 1 or the 25
foot pipestem to serve lot E-1, this easement must have a maintenance
agreement. The existing dwelling must meet the 75 foot setback from

an easement over lot 1.
Any waivers requested from the above provisions must be made in writing
to the Planning Department no later than March 16, 1982.
4. I have requested comments on the entrance at Rt. 22 from the Highway
Department. I will forward these to you when I receive them.
5. The Planning Commission requests that the Health Department approve
areas and soils for two septic drainfields on both new lots prior to their
review of the plat. Please contact the Health Department to make arrange-
ments as soon as possible.
6. A processing fee of $25. 00 is required for this review in addition to the
$15.00 you have alread paid.
