Elrod, County Engineer In-V. ova.,Apo RE: Site Review Comments for Planning Commission Meeting of October 25 , 1983 DATE: October 6, 1983 1) Frye/Winston Preliminary Plat Recommend approval subject to: a) Access road being a public road. 2 ) M vnard Wood Preliminary Plat - Recommend approval subject to: a) Access road being improved to meet current County private road standards . Discussion: The existing road is in fair to good condition. 3) George Cason Fruit Store Site Plan - Recommend deferral until a plan is submitted that provides the information required by Section 32 . 3 . 1 of the Zoning Ordinance. 4) Church of Jesus Christ of Latter Day Saints Revised Site Plan - Recommend approval subject to: a) County Engineer approval of runoff control plan and computations. b) Issuance of an erosion control permit. The Hazel is a well drained shallow soil . 7 . SPBA Office Building Site Plan - Soils in this area consist of Pacolet fine sandy loam. This is a deep, well drained soil . Hydrants are required and must meet the following requirements : A. Albemarle County Service Authority specifications for hydrant type and threads. B. Located on highway right-of-way (when possible) . C. No closer than 50' or more than 400' to each major structure. D. Every 800' along the roadway. E. Every 500' around the perimeter of the building. F. The fireflow requirement is gallons per minute @ 20 PSI (residual) . 2. A dry hydrant with adequate water from a pond is required. The surface to the dry hydrant shall be accessable by use of an all weather compacted surface with a grade of not more than 20% and a turn-around space with a radius of 50 feet the standpipe shall have a 4% national standard male fitting (see NFPA 1231 & Albemarle County Zoning Ordinance 32.5.18) . 3. Dumpster location shall not be closer than 20' to any structure. 4. Handicapped provisions are required (BOCA Basic .Building Code article 515 as amended by Virginia Board of Housing and Community Deve.ment, 1981 Edition) . X 5. Pargo's Restaurant Site Plan - public water and sewer available. 2. Joanne L. G. Moyer Final Plat - This plat already has health department approval. 3. Jim Zauner Preliminary Plat - Health dept. has not been contacted. They will need our approval for septic drainfield sites. 4. Solomon Court Final Plat - public water and sewer available. 5. Earlysville Green Phase I Site Plan - Mr. Whyte has talked on phone to health dept. about this, but no soil work has been done on site for septic approval. 6. W. Donald and Agnes C. Clark Preliminary Plat - Health dept. has not been contacted. Soil scientist report will be needed. 7. Brook Hollow Preliminary Plat - Health dept. has not been contacted. Soil scientist report will be needed. 8. Fitzwood Final Plat - E.O. Gooch and ASsociates have made soil studies of this parcel previously and found some suitable areas for drainfield. However, since they are redividing the parcel from what was originally planned, we need a report from Gooch Associates showing the newly created lots have suitable drainfield sites. 1. Frye/Winston Preliminary Plat - Health dept. has not been contacted. They will need our approval. 2. Iaynard Wood, Jr. , Preliminary Plat - Health dept. has not been contacted.
