1) Frye/Winston Preliminary Plat
Recommend approval subject to:
a) Access road being a public road.
2 ) M vnard Wood Preliminary Plat -
Recommend approval subject to:
a) Access road being improved to meet current County
private road standards .
Discussion: The existing road is in fair to good
condition.
3) George Cason Fruit Store Site Plan -
Recommend deferral until a plan is submitted that provides
the information required by Section 32 . 3 . 1 of the Zoning
Ordinance.
4) Church of Jesus Christ of Latter Day Saints Revised Site Plan -
Recommend approval subject to:
a) County Engineer approval of runoff control
plan and computations.
b) Issuance of an erosion control permit.

for public water only . Public water is located along the
east side of West Pines Drive in adjacent Westwoods subdi-

the Authority ' s jurisdictional area for both public water
and sewer service . Public water is located within this site
plan . An 8" and a 10" sewer line are both located either
within site plan or adjacent to property . Water and sewer
plans are not required for these taps . The property is
presently served water by the Authority .

the Authority ' s jurisdictional area for public water and
sewer. We presently provide both services to this site .

cut and filled. Drainage calculations need to be checked carefully.

5 . Earlysville Green Phase I Site Plan -Soils on this property
consist of Hayesville loam. This is a deep, well drained soil .
6 . W. Donald and Agnes C. Clark Preliminary Plat - Soils on this
property consist of Chester stony loam, Unison stony loam, Parker
stony loam, Braddock stony loam and Thurmont stony loam. These
are all steep and shallow mountain soils .
7 . Brook Hollow Preliminary Plat - Soils in this area consist
of Hayesville and Hayesville clay loam. These are deep, well
drained soils .
8 . Fitzwood Final Plat - Soils in this area consist of Nason
silt loam and Manteo channery silt loam. These are very shallow
soils with rock at 10-30 inches .

area consist of Hazel loam and Elioak loam. The Hazel is a very
shallow soil with rock at 20-30 inches . The Elioak is a deep,
well drained soil that has a very high erosion potential .

6 . ' Peter W. Williams Final Plat - Soils in this area consist of
Elioak loam on the ridge tops and Hazel loam on the steeper slopes .
The Elioak is a deep, well drained soil . The Hazel is a well
drained shallow soil .
7 . SPBA Office Building Site Plan - Soils in this area consist of
Pacolet fine sandy loam. This is a deep, well drained soil . The
trees to be saved on this project need to be fenced to protect
from construction damage .

RE: Side Plan, Technical Review For Maynard Wood
The below checked items apply to this site and are hereby recommended to the Commission:
1. Hydrants are required and must meet the following requirements :
A. Albemarle County Service Authority specifications for hydrant type and threads.
B. Located on highway right-of-way (when possible) .
C. No closer than 50' or more than 400' to each major structure.
D. Every 800' along the roadway.
E. Every 500' around the perimeter of the building.
F. The fireflow requirement is gallons per minute @ 20 PSI (residual) .
2. A dry hydrant with adequate water from a pond is required. The surface to the
dry hydrant shall be accessable by use of an all weather compacted surface with a
grade of not more than 20% and a turn-around space with a radius of 50 feet the
standpipe shall have a 4% national standard male fitting (see NFPA 1231 & Albemarle
County Zoning Ordinance 32.5.18) .
3. Dumpster location shall not be closer than 20' to any structure.
4. Handicapped provisions are required (BOCA Basic .Building Code article 515 as
amended by Virginia Board of Housing and Community Deve.ment, 1981 Edition) .

SUBJECT: Site Review Meeting, October 6, 10:00 A.M.
1. Pargo's Restaurant Site Plan - public water and sewer available.
2. Joanne L. G. Moyer Final Plat - This plat already has health department approval.
3. Jim Zauner Preliminary Plat - Health dept. has not been contacted. They will
need our approval for septic drainfield sites.
4. Solomon Court Final Plat - public water and sewer available.
5. Earlysville Green Phase I Site Plan - Mr. Whyte has talked on phone to health
dept. about this, but no soil work has been done on site for septic approval.
6. W. Donald and Agnes C. Clark Preliminary Plat - Health dept. has not been
contacted. Soil scientist report will be needed.
7. Brook Hollow Preliminary Plat - Health dept. has not been contacted. Soil
scientist report will be needed.
8. Fitzwood Final Plat - E.O. Gooch and ASsociates have made soil studies of this
parcel previously and found some suitable areas for drainfield. However, since
they are redividing the parcel from what was originally planned, we need a report
from Gooch Associates showing the newly created lots have suitable drainfield sites.

need our approval.
2. Iaynard Wood, Jr. , Preliminary Plat - Health dept. has not been contacted.
They will need our approval.
3. George Cason Fruit and Vegetable Specialty Food Store Site Plan - Public water and
