owner/applicants. Property located in the SW corner of the inters
of Rts. 710 and 696 near North Garden. Tax map 87 parcel 19 is
zoned RA, Rural Areas. Request to reduce the front setback from
75 to 35 feet to allow construction of a garage addition. \qlr\
DESCRIPTION OF REQUEST: To allow a garage addition within the seventyfive
foot setback fran the front property line. The corner of the garage addition
Would be forty feet fran the front property line.
JUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA:
1) That the strict application of this ordinance would produce
undue hardship.

2) That such hardship is not shared generally by other properties
in the same zoning district and the same vicinity.

3) That the authorization of such variance will not be of
substantial detriment to adjacent property and that the
character of the district will not be changed by the granting
of the variance.

Justification shall he based on these three (3) criteria:
The strict application of the setback ordinance would produce an undue hardship
because part of the house itself is within the setback distance. The house was not built
pirallel to route 696 hilt rather askew, making any addition on this side of the house
closer to the road than the existing house. We believe the house was built around the turn
of the century well before the ordinance was is place. The logical place for the garage
addition is where the owners propose. Moving the addition back from the road is blocked
by an existing cariage house apparently Original to the property and the owners would
keep this structure_ Access to the property from other directions is made even more
-ice--
by Nv_isting rights of way. Route 696 is a Dural Ioad with single family homes and

tarns and is not heavily traveled •i'he owners have talked with their ne ghl'nlrs and have
heard no opposition to their plans.
2. The hardship is not shared by many properties in the area as most arc newer and the
setbacks were in place before the houses were built. Thus, they were built further back
and located on their lots with the setbacks in mind.
