Included are the calculations of sign area for each building using the rationale that for every linear foot of building frontage an establishment has they are then entitled to multiply that entire frontage by the ratio allowed per zoning district. Sam's Club has three signs on different walls. The only one of these which I could find a sign permit for is the one facing Rt. 29, this sign has an area of 141.56 sq. ft. according to the permit (S-95-151) and plans.. Food Lion at Pantops Shopping Center will have 268 feet of building frontage, but I could not find any information stating that they will be asking for additional signage ACAC at Albemarle Square has no permit for a permanent sign on file, but the plans I found in the ARB file for renovations to this building show that planned signage will not exceed 200 sq. ft. Toys R Us which is zoned PUD(R6) has a variance that allows it to have signage at a maximum of 200 sq ft., as opposed to the 32 sq. ft. maximum specified in the ordinance for PUDs. Food Lion at Branchlands is also zoned PUD and has a variance that allows them to max out their wall signage at 200 sq. ft.. The State Farm Insurance building which is zoned CO(max 32 sq. ft.) has no wall signage. The following information was gathered regarding the 4 establishments at Fashion Square Mall with variances allowing total wall signage to be increased beyond 200 sq. ft. Information was the gathered from variance folders (VA-79-29 to 32) and through measurements that Dennis and I took at the mall. In VA-79-30 Sears applied for and was granted 200 additional sq. ft. of wall signage and which allows them to have 4 wall signs with a total aggregate area of 400 sq. ft. Upon taking field measurements we found that no single wall on the Sears building has an aggregate amount of signage in excess of 200 sq. ft. In VA-79-29 Miller and Rhoads applied for 3 wall signs at 189 sq. ft. and was granted a variance which allowed 567 sq. ft. of wall signage for 3 walls. Measurements taken of the two signs on the walls at Stone and Thomas also show that no single wall has sign area in excess of 200 sq. ft. In VA-79-32 J.C. Penney applied for 560 sq. ft. of wall signage which was approved for 5 signs. In taking measurements we found that no single wall on the J.C. Penney building has signage in excess of 200 sq. ft. In VA-79-31 Leggett applied for 3 signs a 198 sq. ft. each was given a variance that allowed 594 sq. ft. of signage for 3 walls. However, the 3 signs at Belk were measured to be 250 sq. ft. and according to information given by the sign company, they are 260 sq. ft. each. This means that Belk currently has between 750 and 780 sq. ft. of wall sign area. There is a photo of one of these signs enclosed with this memo.
