Crozet Baptist Church, owner/applicant. Property located on N. side St. George ()/ ' Ave. +/- 1500 ft W of its inters. with Rt. 810, tax map 56A1, parcel 01-82, zoned R2, residential. u� Applicant requests a variance to decrease the front setback from 25 to 10 feet to allow a t . \ portico.\qlr\ ....All applications are available for review in the Albemarle County Building Code & Zoning Services Department, Room # 223, County Office Building prior to the public hearings. Requests should be made to 296-5832.\qlr\ 111 -01 DESCRIPTION OF REQUEST: The Crozet Baptist Church request a variance from the 25 foot front set back line (St. George Avenue) to permit the construction of a roof over existing 16 ft. x 16 ft. concrete land- ing leading to the church front doors to make a portico. Present front set back is 27 feet. Roof would extend from present tront of the church to end of 16 foot landing a set back of 11 to 12 feet. This does not interfere with present steps to the street or side- walk. (OveriUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA: 1) That the strict application of this ordinance would produce undue hardship. Strict adherence to this ordinance prevents the church from construct- ing a safer entrance to the church during inclement weather. Without this area, people tend to run to open the doors which can be a cause of accidents, there is no area to raise or lower umbrellas, to hold wheelchair persons, to provide protected area for funerals and weddings. All other entrances to the church were designed to provide this protected area. 2) That such hardship is not shared generally by other properties in the same zoning district and the same vicinity. Crozet Baptsit Church is the only church on St. George Avenue and such hardship is not shared by other property owners. 3) That the authorization of such variance will not be of substantial detriment to adjacent property and that the character of the district will not be changed by the granting of the variance. The authorization will not be a detriment to adjacent property and the character of the district will not be changed. The design of the roof will be architecturally in keeping with the church and will enhance the overall character- of the property. The application may be deferred by the staff or the Board of Zoning Appeals, if sufficient information necessary to this review has not be submitted by the deadline.
