THIS DEED OF GIFT, made and entered into this 21st day of
January, 1997 , by and between Edward Lee EARLY, party of the first
part, hereinafter referred to as GRANTOR, and Gertrude Ann YATES ,
party of the second part, hereinafter referred to as GRANTEE, whose
address is Rt. 1 , Box 1097 , Keswick, Virginia, 22947 ,
(EXEMPT FROM RECORDATION TAX: Section 58 . 1-811 (D) Virginia Code)
WITNESSET H:
That for and in consideration of love and affection, the
Grantor does hereby GIVE, GRANT AND CONVEY unto the Grantee, all
that certain tract or parcel of land, with the improvements thereon
and the appurtenances thereto belonging, situated in Albemarle
County, Virginia, about two miles west of Cobham, near Zion Hill
Baptist Church, a short distance north of State Route 22 , contain-
ing one acre, more or less , shown as Map 65 , Parcel 104 on the Albe-
marle County tax maps , and being the same property conveyed to the
Grantor herein by deed of Elizabeth Garland Yates , dated October 1,
1980 , of record in the Clerk' s Office of the Circuit Court for said
County in D. B. 702 , page 495 .
The property hereby conveyed is subject to any and all ease-
ments , restrictions , reservations and conditions contained in duly
recorded deeds , plats and other instruments constituting construc-
tive notice in the chain of title to the above-described property
and which have not expired by a time limitation contained therein
or have not otherwise become ineffective .
