I N N E R S P A C E County of Albemarle Zoning Approval for Sign Variance Application ACAC—Albemarle Square 1.04.99 Description of Request kisthe request of the ACAC facility located in Albemarle Square to locate the top of the `ACAC' sign with logo 25' above grade and the top of the `Martha Jefferson Health & Wellness Services' sign.withlogo 24' above grade(in line with the ACAC sign). Justifiaction 1. There is no true hardship created by the lay of the land that justifies this request. However,the drop in grade between the location of the ACAC facility and other facilities along Route29 causes the signage installed even at a 25' height to be well below the plane of the signage for other facilities which sit at a higher grade. 2. 'The-design improvements to the_western facade which_were requested and approved by the Architectural Review Board creates tall fascias with dryvit reveals. This taller fascia design is not shared ith theother shopping center tenants. (Fascias are 5' taller than original design of building.) Installing the sign at the maximum approved height of 20' causes the raceway holding the channel letters to dissect the dryvit design of the fascia. This results in a less cohesive, less aesthetically pleasing design. Th .na iral_si�ge location intended in this desiQn�nroved by the ARB is at 24' and 25' above grade. Approval of this variance_request does notcreate any undue hardship for any adjoining tenant or property. Circuit City, located at the opposite end of Albemarle Square Shopping Centerrhas_signage installed at aboveACAC's requested installation height. Installing the ACAC signage and the Martha Jefferson signage at a taller height creates a better balance and overall luokta the western_elevation of the Albemarle Square Shopping Center and better coordinates the signage placement with the fascia design. This more balanced_design is a_benefit_to all adjoining tenants and property owners. 3. Box 9462 Richmond, Virginia 23228 Dear Bev: I am writing to request three exceptions to Exhibit D, Sign Control Specifications for Albemarle Square on behalf of Martha Jefferson Health and Wellness Services, ACAC, and Spectrum Therapy. The purpose for these requests for revision is to unify the overall look of the ACAC building, as well as enhance the overall look of the shopping center. These revision requests also tie into the elevation established on the north side of ACAC. Our exception requests are as follows: 1. Acrylic face panels for channel letters for ACAC, MJH, and Spectrum Therapy to be Polycast 2447 with 1/8" strips of vinyl film in PMS 281 applied to letters every 1/8 inch. The 1/8 inch area not receiving film will be the clear Polycast 2447. Reason for Request: A precedent has been set for this technique at the Sears Store in Fashion Square Mall. The alternating blue film and white acrylic strips allows the letters to read as solid blue in the daytime and white in the evening. The dark color gives maximum visibility for daytime viewing, while dark blue is difficult to illuminate for nighttime viewing. At night,the dark blue film falls to shadow and the letters read as white. The white gives maximum viewing at night. The PMS28l color request is the blue used by Martha Jefferson in all of their signage. It is important for their professional identity to not deviate from this standard. This color is very close to ACAC's and Spectrum's blue used in their stationery and logo. Therefore, all business would like to use this same color for the sake of unifying the building. The Polycast 2447 is a translucent white acrylic. This allows for a greater passage of light than the opaque white. The translucent white provides some compensation for the fact that the 1/8" strips of film block some of the light transmission. 2. Channel letter and logo return colors to be in bronze as opposed to matching letter face colors for ACAC, Mill, and Spectrum Therapy. Reason for Request: The northern façade of the ACAC facility has white letters with bronze returns. While the northern and western elevations are not viewed simultaneously, we believe it is important to the integrity of the building to carry through some detail of the signage from one façade to the next. (There is opportunity at the NW corner of the parking lot to see a side view of both signage returns.) (light fixtures, aluminum storefronts) 3. Make the letters `ACAC Fitness &Wellness Center' back lit bronze letters as opposed to neon illuminated channel letters. Reason for Request: Having the letters on the two tall fascias be illuminated with neon while making the signage illumination between these two fascias more subtle will give a better balance to the building as well as a more upscale look. The bronze precedent has been set with the signage on the northern elevation. The bronze back lit letters give more strength to the use of this material. If all the signage allowed on this building is equally illuminated with neon, we believe it will cheapen the overall look of this building and therefore,the shopping center. All other signage specifications will be in keeping with Exhibit D and the signage specifications required by Albemarle County for entrance corridor signage with one exception. This exception is as follows: Albemarle County requires the installation height of all signage along entrance corridors to not exceed 20 feet from grade. Due to the details of the fascia, a request will be made with the county to raise the signage above these dryvit reveals, which will put the top of the signage at 25 feet above grade. Bev we would appreciate your most prompt attention to this matter. Your approvals are necessary before seeking county approvals. Lead times are running 6 weeks. Letter faces - Letter faces shall be made of 3/16th inch pigmented piexiglass colors only, and secured by one inch(1")jewclitc trim to the letter returns by stainless steel screws. IV, Racewav boxes - Raceway boxes shall be fabricated from 0.063 aluminum and painted a color spa..ified by Dumbarton Properties, Inc., to match color of facade. Boxes shall be eight inches (8") tall by seven inches (7")deep, with water tight covers which are to be removable for service. Al! wiring to be inside. raceway as per U.L. specifications and raceways shall carry the U.L. label. Letters to he centered on the raceway box,with built-in disconnect switch. There shall be no exposed wiring or boxes or conduits of any kind. Raceway location shall be approved in writing by Landlord prior to installation. V. Jllumination- Illumination shall be provided by a double line of thirteen millimeter(13mm)neon powered by 30ma 120 volt transformers. If white, letters must use 6500 white neon. Any other color faces require approval of specific colors of neon to match output and colors presclected by Landlord (see IX.a).
