The Board ruled (5:0) to approve three variance requests subject to the following condition: The parcel shall be divided in general accord with the plat presented in this file. The following variances were granted from Section 10.4 and Section 4.1.6 of the Zoning Ordinance: ❑ Relief from Section 10.4, Area and Bulk Regulations, which requires a 25-foot front yard on an internal private road. A variance of 4 feet was granted to allow the existing home to be 21 feet from the proposed access easement on Proposed Lot X. o Relief from Section 10.4, Area and Bulk Regulations, which requires a 25-foot front yard on an internal private road. A variance of 10 feet was granted to allow the existing home to be 15 feet from the proposed access easement on the Proposed Residue Lot. ❑ Relief from Section 4.1.6 Area and Health Regulations Related to Utilities, which would require both the original and replacement septic fields to be located on the same lot to accommodate a three bedroom dwelling on the Proposed Residue Lot, parcel 6A. Variance was granted to allow the septic disposal fields to be located on lot X. VA-99-21 Action Letter Delmer and Rebecca Thorne, Sr. Page 2 You must first request a modification from the Planning Commission for relief from Section 4.2.2, Area Regulations, which requires the building site to have adequate area for two septic drain fields that meet §4.1.6 as approved by the Health Department on the Proposed Residue Lot. If that fails, you may request the variance from the Board of Zoning Appeals. If you have any questions, please feel free to contact our office.
