Dickerson, Deed Book 1222, page 166, Parcel C, Deed Book 515, 406, T.M. #0451B1-05-OA-09; thence South 52' 54' 42" East 18.00 feet to a point located in the Northern line of a 10 foot public utility easement, drainage easement and sight easement, thence with the Northern line of the 10 foot public utility, drainage easement, and sight easement, South 37' 16' 00" West 293.20 feet to a point located in Frank A. Kessler's northern line; thence with Kessler's line, North 52' 44' 00" West 18.00 feet to the POINT AND PLACE OF BEGINNING, and containing 0.121 acres, all according to a survey by Berkley -Howell and Associates, P.C., 1032 Claymont Drive, Lynchburg, VA 24502, dated 3-10-00, revised 6-02-00, 10-13-00, and 2-13-01, said map being also designated as re -survey of Parcel F, Block A, Section D, Carrsbrook, Rio District, Albemarle County, Virginia TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in fee simple.
