RE: Wilton Country Homes, Phase 2 Final Plat- update on status and request for extension
of final plat approval if necessary
Dear Yadira:
To the best of my knowledge I never received a formal letter from the County indicating
preliminary plat approval for Wilton, Phase 2. I did find a letter dated July 14, 1999 advising that a
request for private roads was granted at the July 13, 1999 Planning Commission Meeting. At that time
I know we were very close to satisfying all the preliminary comments. However, I believe there were
several very minor items outstanding. At this time, and for several weeks, it is my understanding that
the only item left to be satisfied for final plat approval is the completion of the road bond process.
Tom McCrystal, the agent for the property owner, Dr. Sansone, has advised me that the
contract purchaser (Village at Pantops, L.L.C.) of Wilton Phase 2 is considering purchasing the Phase 2
parcel prior to final subdivision plat approval. Both sides are currently working toward this and hope
to have an agreement soon.
As previously indicated, I do not know the exact date of preliminary plat approval. However
to the extent that we are probably nearing a year from that date, I would like to request some
extension to the approval deadline.

Re: SUB 99-113 Wilton Country Homes Phase II Preliminary Plat
Dear Mr. Gale:
The preliminary plat for the development referenced above is hereby administratively approved.
The approval of the preliminary plat is valid for one year in accordance with Subdivision
Ordinance Section 14-221.A. Therefore,the preliminary approval shall expire November 8,
2000. If the preliminary site plan approval expires, a new application must be filed and
processed.
Please work with each individual department listed below to address the remaining conditions for
final approval. After each of the departments has been satisfied, you can make application for
final plat approval with the Planning Department. At such time,please include this letter as a
checklist,a final plat application, final plat fee, and a copy of all written tentative approvals with
your submittal of the final plat.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section
32.6), in addition to the following conditions:
1. The Planning Department shall not accept submittal of the final site plan for signature
until tentative approvals for the following conditions have been obtained. The final site
,�/ plan shall not be signed until the following conditions are met:

1. Provide the deed book and page reference on the final plat for the 20' sanitary
easement along the property line with Tax Map 78 Parcel 8.8, which is now in
the process of recordation. S6
❑ B. Engineering Department approval to include:
❑ 1. (18-55(m)) Albemarle County Engineering approval of final private road
plans and drainage computations. Per Engineering,joint driveways are
recommended due to limited lot frontage.
❑ 2. (18-39(a)) VDOT approval of plans. Per VDOT, Engineering is
recommending that the developer share in the proportionate cost of the
proposed signal at Route 20 and Fontana Drive, and sidewalks along Route
20.

management/BMP plan application and computations will be required.
❑ 4. (18-19, 18-54(a)) Roads built or bonded in accordance with the approved
E( final private road plans.
5. An approved erosion control plan and narrative. An application and fee must
be submitted with the plan and narrative.
❑ V Building Codes and Zoning Services approval to include:
1. (17-6) Reduction of the side setback from 15 feet to 10 feet requires the approval of
the Fire Official.
❑ D./ Division of Fire and Rescue approval to include:
[� 1. (18-26) Verify that adequate fire flow is available. Required fire flow is 1,500 gpm
@ 20 psi. based on a side yard setback of 10 feet.
❑ F. Service Authority approval to include:
1. Approval of final water and sewer construction drawings.
❑ 2. Show the existing water line easement and give the deed book reference. Also, show
the proposed water line easement for the new water lines along Wilton Country Lane.
❑ 3. Complete the dedication and acceptance of the water and sewer lines from Phase 1 of
Wilton Country Homes.
