Dear Mr. & Mrs. Lloyd:
I have reviewed your plat dated July 3, 1990 by Robert L. Lum showing a
new two acre parcel and the 2.34 acre residue. This plat cannot be
approved as submitted. Our Zoning Ordinance requires that each new lot
in the RA zoning district have a minimum of 250 feet of frontage on an
existing state road or provide a minimum of 150 feet on a new public or
private road. For a plat such as yours with only two lots, the
Subdivision Ordinance allows administrative approval of a private road
if: (1) both lots use the private road, and (2) the private road
intersects the state road at only one point, and (3) one lot has 150 of
feet state route frontage and one has at least the full width of the
easement, or (4) both lots have at least 150 feet private road frontage.
If you have questions about these requirements after referring to the
Albemarle County Subdivision Ordinance, I recommend that you make an
appointment and come in to discuss what your best option would be.
