RE: Response Letter #3 for SDP2021-00009 999 Rio Road — Final Site Plan
Dear Richard,
Thank you for your review of the final site plan for 999 Rio Road. This letter contains responses to
County comments dated May 27, 2021. Our responses are as follows:
General
1. Provide water and sewer data sheets with next submission.
2. Submit a PDF and 2 hard copies of utility plan to ACSA.
RESPONSE: Comment received. Hard copies will be provided to ACSA.
Sheet C4
1. Refer to attached PDF for utility alignment.
RESPONSE: Comment received. We have revised the water/sanitary layout to reflect these
changes.
2. Add note that the service lines for Lots 8- 13 should have a 2" PVC casing pipe where they cross
the pavers.
RESPONSE: Comment received. This note has been added to the utility plan.
3. ACSA maintenance will need to determine final alignment of sewer segment 4E_4A with
updated submittal.
RESPONSE: Please see the utility plan for the revised alignment of water/sanitary.
4. Move water meters 2' behind curb typ.
RESPONSE: Following conversation between ACSA and Justin Shimp, the water meters for lots
1-7 have been moved 6" off of the sidewalk, with a note to ensure this distance is maintained.
Sheet C5
1. Show existing water main, fire hydrants, water services, and sewer laterals along Fowler Ridge.
RESPONSE: Existing utility infrastructure for Fowler Ridge has been added.
2. Confirm the extents of restoration that will be done for the properties along Fowler Ridge
impacted by the sewer main work, i.e. driveway restoration. Can correspondence/ notification to
residents be provided?
RESPONSE: The limits of disturbance is shown on C5 with a note indicating what will need to
be removed and replaced. The developer has established a relationship with these neighbors and
will be able to correspond with residents as needed.

3. Sewer lateral reconnections will need to meet ACSA specs.
RESPONSE: This note has been added to C5.
Sheet C6
1. The water main should cross on top of the sewer. If 18" vertical separation cannot be obtained,
the sewer will need to be DIP.
RESPONSE: Comment received. The sewer line in this area has been revised to be DIP.
