County of Albemarle Department of Zoning 401 McIntire Road Charlottesville, VA 22902 Re: Zoning Variance for Wall Sign at 1410 Incarnation Drive, Suite 101 Dear Sir/Madam, This letter is to compliment the sign variance application that was submitted for review. The application states that the variance is granted based on three criteria. The first addresses the proof of hardship to the business. In our case, we are asking for an existing sign that has been used for almost five years to be transferred for the Seminole Square Shopping Center. This sign has assisted our customers to locate our facility. The sign is currently a total of 48 square feet and the sign ordinance for our new facility is only 32 square feet. It would make it more difficult for our customers to locate our new facility with a new and smaller sign. The other businesses in the vicinity of our new building all have signs that are proportional to the front of the store and are large enough for customers to locate their building. The second addresses the shared hardship with other businesses in the area. Under the current ordinance the other businesses in the area are subject to the same hardship in regards to customer recognition. According to you office, the other businesses had to file a sign variance for the signs that currently hang on their buildings. The third addresses if the variance is granted it would not be detrimental to the surrounding businesses. The other businesses in the vicinity all have variances and signs that exceed 48 square feet. Our sign would not be brighter nor larger than any other sign in the vicinity nor would it be located in the "29 corridor"to cause an additional distraction to drivers on 29. While researching our request to transfer our current sign, we were informed that the current ordinance is being modified in order accommodate larger signs for businesses that have larger buildings in the area. If our request is granted, our sign will be smaller than the new ordinance will allow for a building that size. We thank you for your consideration of our request. Sincerely, Marion T.
