Keeney, RA, NCARB, CSI 90 Whitewood Rd., Suite One Charlottesville, VA 22901-1668 (804) 978-2000 FAX 978-7438 The Owners would like to replace the existing canopy on the front of this warehouse building with a structure that would provide the handicapped access to the business along with shelter from the weather. However, the face of the existing building is on the front yard setback line, and any replacement canopy will be in the 30' front yard set back. Justifications: 1. The building, as it now exists, has no handicapped access, therefore must be made compliant to ADA and ANSI building requirements. As per Albemarle Zoning Code Section 18-4.9, the Zoning Administrator may allow such structures for accessibility regardless of other setback requirements. A four foot canopy would not be wide enough to cover the ramp needed for access to the building, nor provide any weather protection to the structure and users. 2. Due to the fact that there is an existing five foot canopy already and the surrounding buildings or businesses have been previously remodeled or rebuilt, this zoning problem is not shared by others in the area. 3. The existing building, located on an entry corridor into the city, is currently an eye sore.
