The Site Plan (SDP2020-54) is still pending for this property and this is why zoning approval cannot be received yet.
Review of the site plan is handled by the Planning Section and the Plan Reviewer (I believe) is Cameron (copied on this
message).
The permit cannot be approved/issued until the Site Plan is finalized.

Thanks for the quick response. Please be aware that when calculating the area for compliance with the VECC, the only
exterior wall areas that are used are those that are part of the thermal envelope, no parapets or other types of walls
are included. That puts the total at around 25%, which is still in the parameters of the VECC.

It appears that we currently have 6,618sf of gross above grade wall area and 1,232sf of vertical fenestration which
equates to approximately 18.6%. This is less than the allowable maximum of 30% if I am understanding the referenced
section(s) correctly. Let me know if you have any questions.

I am reviewing the drawings for the shell part of the construction. I need your designer of record to
do an evaluation on the area of glazing as it relates to the Virginia Energy Conservation Code. I did a
quick check and it appears that there is too many windows based on VECC C402.4, 402.4.1.1 and
405.2.3.2. 1 may be missing something, but your designer should be able to verify and explain the
compliance or make the necessary adjustments.

Thanks for the quick response. Please be aware that when calculating the area for compliance with the VECC, the only
exterior wall areas that are used are those that are part of the thermal envelope, no parapets or other types of walls are
included. That puts the total at around 25%, which is still in the parameters of the VECC.

equates to approximately 18.6%. This is less than the allowable maximum of 30% if I am understanding the referenced

Thanks for the quick response. Please be aware that when calculating the area for compliance with the VECC, the only
exterior wall areas that are used are those that are part of the thermal envelope, no parapets or other types of walls are
included. That puts the total at around 25%, which is still in the parameters of the VECC.

It appears that we currently have 6,618sf of gross above grade wall area and 1,232sf of vertical fenestration which
equates to approximately 18.6%. This is less than the allowable maximum of 30% if I am understanding the referenced

I am reviewing the drawings for the shell part of the construction. I need your designer of record to
do an evaluation on the area of glazing as it relates to the Virginia Energy Conservation Code. I did a
quick check and it appears that there is too many windows based on VECC C402.4, 402.4.1.1 and
405.2.3.2. 1 may be missing something, but your designer should be able to verify and explain the
compliance or make the necessary adjustments.

I have taken over completion of this review since Chris Perez is no longer with the County. Virtually all of Chris'
remaining comments were about getting the supplemental easement plats approved and recorded, and then just to
obtain approvals from the remaining SRC reviewers (ARB, Engineering, VDOT, and ACSA). I see that all of the easement
plats have been approved and you've updated the site plan with that information. So, it's just waiting on the remaining
SRC reviewer approvals.
ARB and Engineering have said they have no objections to the revised plan set dated 8/11/2021. 1 have not heard back
from ACSA yet but I have sent them a follow-up email asking to the status of their review. That said, VDOT sent me the
attached comment letter on 9/16. It seems they want some things removed from the plans.
Take a look at their letter and let me know your thoughts. If you want to reach out to Willis Bedsaul to verify what he
needs removed, please feel free to CC me on the email if I can be of assistance.

Hi Scott,
I have taken over completion of this review since Chris Perez is no longer with the County. Virtually all of Chris'
remaining comments were about getting the supplemental easement plats approved and recorded, and then just to
obtain approvals from the remaining SRC reviewers (ARB, Engineering, VDOT, and ACSA). I see that all of the easement
plats have been approved and you've updated the site plan with that information. So, it's just waiting on the remaining
SRC reviewer approvals.
ARB and Engineering have said they have no objections to the revised plan set dated 8/11/2021. 1 have not heard back
from ACSA yet but I have sent them a follow-up email asking to the status of their review. That said, VDOT sent me the
attached comment letter on 9/16. It seems they want some things removed from the plans.
Take a look at their letter and let me know your thoughts. If you want to reach out to Willis Bedsaul to verify what he
needs removed, please feel free to CC me on the email if I can be of assistance.
