Jeff,
Thanks for sending the revised concept plan. I think this orientation works much better for the Entrance Corridor and
design guidelines. It presents a better face to the street and it helps screen some of the equipment. A few items come to
mind. (Note,this is not a complete review and staff comments on the submitted plan are recommendations to the
ARB.):
1. Equipment will still be visible, so appropriate landscaping will be critical for this development and will likely be
required to be in excess of minimum requirements.
2. The design of the structure where the vehicles queue will be important. Color, height, illumination, overall
appearance.
3. In the "road view rendering" a blue structure is visible to the left and behind the building. Is this an accurate
representation based on the plan?
4. We will need to look carefully at the proposed illumination of the building, the overall site, and the equipment
areas.
5. The building has five bays,three of which are raised. The tallest bay seems exceedingly tall. Is all of this height
necessary for the car wash function? Could the width of this bay be reduced to have more of a traditional
"tower" proportion/appearance? (In this version of the design, do the end bay widths match?)
6. The proportion of EIFS to brick in the end bays is over-scaled.The proportion in the hyphens seems off.
Generally, the transition from brick to EIFS seems abrupt.
7. Visibility of rooftop equipment from the street must be eliminated.
8. Building illumination is typically limited to that which is required for safety and security. Lamps shining directly
on awnings are typically not approved.
9. What do the dashed lines in the lower right corner of the plan represent? Is this an easement that limits the
ability to plant? Do utilities/easements cross the front of the property? If so, additional planting area may be
required.

Chris and Margaret,
I wanted to update you on our progress regarding 2100 Rio Hill Center. If you remember we had a conference
call a couple of weeks ago regarding a car wash at this location that we would like to develop. One of the
issues from the call was the location of the building relative to the road. I have been working with the owners
and hope we have come up with a solution. I have attached the latest site plan which relocates the building
parallel to Seminole Lane that I would appreciate your feedback on. I have also attached preliminary
renderings of the building. We are getting ready to submit to the ARB so any review comments you can give
us at this point would be really helpful. Thanks for your time.
