Smith, Jr. 795 Bedford Hills Drive Earlysville, Virginia 22935 (804) 973-6747 September 9, 1996 County of Albemarle Zoning Department Charlottesville, Virginia RE: Woodbrook North, Lot C We are requesting a Parking Variance on Lot C, Woodbrook North, because of changes allowed on lot B (Phase 2) development, causing severe hardship. Request is made for the following: Spaces required 46 (based on County formula) On-site spaces available 26 Net hardship required 20 We support this request with the following reasons: A. The County required Woodbrook North and Stereotypes to be developed as a single unit as to traffic flow and common area parking; B. The development of Lot A (Ron Martin) was required to construct four (4) parking slots on Lot B to meet initial requirements without restricting development of Lot B; C. Letters on file with variance request show that Martin and Eways use only 40 to 50 percent of their spaces which are common area. Lot A and Lot B, as-built spaces total 70. This leaves 35 spaces open the majority of the time. We request common area use of 20 spaces. This still leaves 15 open spaces. E. No notice has ever been received by us as owner of Lot C and developer of Woodbrook North that the footprint change on Lot B was even being reconsidered, eliminating 28 parking spaces.
