The Site Review Committee has reviewed the development proposal referenced above. Preliminary
comments for the following divisions of the Department of Community Development and other agencies,
as applicable, are attached:
Albemarle County Division of Engineering - requested changes
Albemarle County Division of Planning (Planner) - granted critical slopes disturbance and 20'
buffer zone waivers; an extra copy is attached far your convenience
Albemarle County Division of Planning (Planner) - requested changes
Albemarle County Division of Zoning -pending
Albemarle County Division of Inspections - no objections
Albemarle County Division of Planning (E911) - no objections
Albemarle County Department of Fire Rescue - requested changes
Albemarle County Service Authority - requested changes
Virginia Department of Transportation -pending
Comments reflect information available at the time the development proposal was reviewed, and shouldnotbeconsideredfinal. However, the Site Review Committee has attempted to identify all issues that
could affect approval of the proposed project.
Please make the revisions that have been identified as necessary for preliminary approval by the SiteReviewCommittee. If you choose not to make the requested revisions, please submit in writingjustificationfornotincorporatingsuchrevisions. Submit eight (8) full size copies and one (1) 11" x 17"
copy to the Department of Community Development including responses to each of the attachedcommentsoftheSiteReviewCommitteebyJanuary16, 2012. Failure to submit this information by this
date will result in suspension of the review schedule. Review will resume when revisions are submittedalongwithareinstatementfeeof $65. Please contact me at your earliest convenience if you have

2. Please provide curbing to the north end of the travelway improvements or request a waiver by the
Chief of Current Development per 18-4.12.2.c. [18-4.12.15.g]
3. Please provide curbing around the employee parking lot or request a waiver by the Chief ofCurrentDevelopmentper18-4.12.2.c. [18-4.12.15.g] There is a possibility that the curbing on thedownhillendoftheparkingmaybewaivedbyengineeringreview, but this will be determined
with the review of the SWM plan.
4. What is the proposed sight distance for the entrance to employee parking lot? What are the
average and posted speeds on Wellington Drive at this location? [18-4.12.15.d]
5. The 6ft width requirement for sidewalk adjacent to parking spaces should be measured exclusive
of the 6" curb. [18-4.12.16.e and Design Manual]

Based on plans dated 12-12-111.Fire lane access to property should be no less than 18 feet at any point. 2.Fire Department Connection needs to be located on the South east side of
feet of a fire hydrant.
3.Fire Department Connection needs to have a proper sign marking
4.Clarify the maximum load limit for the 10,000 gallon cistern. 5.Fire Hydrant spacing for this property needs to be every 400 feet. 6.Required Fire Flow for this building is 1180 gpm @ 20 psi.
