Note added on sheet 4 (Under' Notes" near bottom right) with non-standard wording which doesn't cover ground - mounted equipment. Revise the lighting plan to note that the maintenance factor used to calculate the photometrics is 1.0 and revise photometrics if necessary. LLF added as 1.0 4. Indicate on the lighting plan that the height of the post fixtures will match the height of existing post fixtures. Note added next to one of the proposed fixtures. 5. Add the standard lighting note to the plan. "Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away from adjacent roads. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half footcandle." Added. 6. Coordinate the H light fixture cut sheets with the lighting plan and schedule. H fixture locations added to the lighting plan and schedule. 7. Show tree protection fencing on the grading and E&S plans. Tree protection shown on sheets 2 and 5. Response letter indicates tree protection has been added to E&S. 8. Provide a perspective view from Rt. 250 clarifying the visibility of Pavilion VI. 6/29/21 review of plan with revision date of 5/24/21 1. Consider adding detail to the south elevation of Pavilion VI to make it more consistent with the south elevation of Pavilion V. Applicant's 5/18/21 letter says this will be included in an ARB submission. "Consider" was used in the comment, so this is not a requirement. 2. Add the standard mechanical equipment note to the plan, using this wording: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." Applicant did not use the exact wording — must delete: "for the proposed buildings." 3. Provide a perspective view from Rt. 250 clarifying the visibility of Pavilion VI. Applicant's 5/18/21 letter says this will be included in an ARB submission. Architect asked if this was still necessary, if the building height has been reduced. Staff asked for revised elevations showing the reduced building height in email correspondence with the architect April 30 — May 12, 2021. Elevations have not been submitted. Cover sheet of site plan lists Pavilion 6 as 3 stories tall. Comments provided 6/29/21; 7/22/21 review of plans with revision date of 7/8/21 1. Revise the mechanical equipment note on Sheet 4 of the site plan to include only the following language: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." Eliminate "for the proposed buildings." Note revised as requested. 2. Provide architectural elevations for the 3-story Pavilion 6 building. Elevations provided. The south end of Pavilion 6 appears toa be 4 stories tall. Beyond the south wing, Pavilion 6 is 5 stories tall. The SP requires 3 stories. The site plan cover sheet says 3 stories. Comment emailed on 7/27/2021: Although the ARB had potential concerns about the scale of Pavilion 6, my understanding is that the conditions of the Special Use Permit limit the height of Pavilion 6 to three stories. The current proposal shows what appears to be a building of 4 and 5 stories. Even if the design was acceptable to the ARB, the proposal does not appear to be consistent with the SP conditions. Please let me know if you need to discuss this further and I'll set up a meeting with our Zoning division. 8/23/21 Zoning determined that 3 stories above parking meets SP requirements. ARB issues resolved.
