RE: SUB 99-309 Merriwether Lane Subdivision Preliminary Plat
Dear Mr. Miller:
Your request for a private road for the development proposal referenced above was approved by
the Planning Commission on its April 25,2000 consent agenda. The preliminary plat referenced
above has been approved administratively.
The approval of the preliminary plat is valid for(1) one year in accordance with Subdivision
Ordinance Section 14-228. All final plats must be submitted to the Department of Planning and
Community Development while the preliminary plat is still valid. If the preliminary plat approval
expires, a new application must be filed and processed.
Final plats will be subject to all final plat requirements (Zoning Ordinance Section 14-303), in
addition to the following conditions:
1. Engineering Department approval to include:
a. An erosion control plan,narrative, and computations. [14-311, 17-203]
b. A completed application and fee for erosion control and stormwater management.
[17-203, 17-303]
c. A stormwater management/BMP plan and computations. Computations must include
water quality. [17-304]
d. Spillway modification plans and calculations.
e. A completed stormwater management facilities maintenance agreement and fee. [17-
323]
f. Road plans need to be submitted. Please also include pavement design sheets and
drainage computations. [14-512, 14-304, Policy]
g. All improvements must be built or bonded prior to Engineering Department
recommending approval of final plats.
2. Fire/Rescue Department approval to include:
a. Provide Fire Protection to area by installing a Dry Hydrant at the pond, to be accessed
off of Loch Brae Lane. Dry hydrants shall be installed and maintained in a manor
approved by the Fire Marshal's office. Specifications for the installation of a dry
hydrant may be obtained from the Fire Rescue Office.
3. Planning Department approval to include:
a. [14-302(f)] Existing or platted streets, easements and natural streams. The location,
width and names of all existing or platted streets, easements and natural streams, and
all other rights-of-way and easements.

J b. [1'- Flood plain. The location of any part of the property within the flood
hazard overlay district, as set forth in section 30.3 of the zoning ordinance.
(i)All lands within Albemarle County are in a flood zone as identified on FEMA
maps. Please correct note#2 and state which flood zone the property lies within.
4c. [14-302(o)] Right of further division of proposed lots. The number of lots, as
assigned by the subdivider, into which each proposed lot may be further divided by
right pursuant to section 10.3.1 of the zonin: ordi, . , - ' . • • ' . • -

specified in this chapter and the zoning ordinance, with the area in square feet.
(i) Please correct note#6 to read "The minimum setbacks are 75' from State
Route 676..."

not less than two (2)permanent monuments on the exterior boundary of the
property and further tie to existing street intersection where possible and
reasonably convenient.

(i)
In accordance with Subdivision Ordinance Section 14-221, prior to submitting a final plat, all
conditions of preliminary plat approval shall be satisfied and tentative approvals of the final plat
obtained from the departments and agencies represented on the site review committee. A final
plat shall not be accepted if the subdivider has not satisfied all of the conditions or has not
obtained all required tentative approvals. For purposes of this section, a tentative approval is
a formal communication from a reviewing department to the agent stating that all of the
requirements of the reviewing department have been satisfied.
You are responsible for contacting all applicable departments and agencies, and satisfying the
conditions for approval of final plats.
