688 at 6265 Midway Rd, approx. 150 feet E of the inters with Rt. 824. TM 71\
Parcel 47, zoned Rural Areas. Requests reduction of the 75 foot front setback to
approx. 30 feet to allow a nonconforming accessory structure to be demolished
and replaced, and a variance to allow an accessory structure in a yard adjacent
to a street.
DESCRIPTION OF REQUEST: 0 rve a 1200 sq. ft. ,two story, fifty year

JUSTIFICATION SHALL BE BASED ON THESE THREE (3) CRITERIA:
1) That the strict application of this ordinance would produce
undue hardship.
The topography of the 2.294 acres has a swale in the middle portion of
the property, running east to west across the entire property. They location of
this swale begins 75' hack from the road and runs tovrd the back of the property
200' from the road. The back portion of the property contains the residence,parking
& drain field_ The swale collects all the water from the land & is not Qutable
to place a building on.
2) That such hardship is not shared generally by other properties
in the same zoning district and the same vicinity.
This topography is unique to just the middle of my property. This swale
runs east to west across the property, and collects all the water from the suroundini
land. Building a structure with a 75' road frontage set back would place the
structure in a wet foundation environment, not an accPptahlP area_
3) That the authorization of such variance will not be of
substantial detriment to adjacent property and that the
character of the district will not be changed by the granting
of the variance.
The existing huilding is. old and the exterior material is stucco,though
sturdy i t may be considered unsightly and i c nttt of nl ar P with the resident house.
To replace the old structure with a new lower profile building ,that reflects
the rharacter of the main hnuse could enhance the look of the neighborhood
