There are a variety of different applications under review at various phases, so/ may not have included everything. These comments all reflect concerns associated with Tax Map on. First, a little background: sp n Business Park special u was approved on this site on March 1r./emwallow contractor's outdoor storage and display. Conditions from the Architectural Review Board were part mthe approval of the SP. SDP 1998-122: The original site plan for ^snm°'s Business Park" was approved m1em.ao per the conditions m SID 98-065, SDP The plan was amended xr SDP u1'mm. which was approved as a major site plan amendment m November. 2002. x critical slopes waiver and buffer disturbance waiver were approved u'map/anomo Commission in June, 2002 in order to facilitate clean-up on site that was part of the reason for this major amendment. Revisions: Three letters of revision were subsequently processed based on changes after the approval of that plan. On December 10, 2002, a letter of revision was approved to allow some changes to planting islands and to allow Building am shift olittle, on June 1o.uon4�a letter of revision was approved * allow changes / teum the placement aa grinder pump, propane tanks, fences, and other items. on July 1s.2uon.0 letter mrevision was approved to allow further changes to the building locations and more detail regarding landscaping and retaining walls. Current issue: Bond release and Zoning: Dennis Friedrich has previously indicated that he has done recent inspections on the site in relation to bond release. There are small discrepancies, mainly related to plant species substitutions and to replace landscaping that has not survived, Letters of revision are no longer allowed, due to change in departmental policy. Thus, the way to reflect this type of discrepancy is to submit a site plan amendment showing the proposed changes. Note that. in addition to these proposed changes, all previous changes (such as the three letters of revision) should also be reflected on the site plan. The end result should be a plan that exactly matches the site and vice-versa, which will enable Dennis to proceed. It appears that the last plan on file with the County is dated July 8, 2005, and was submitted by Dave Wyant. Applications for minor site plan amendments are on the County web-site or can be provided by staff. These changes can also be included in revisions of the minor amendment that is currently in process (see below). Other issues: SP 2006-040: Lethal Wrecker - An application was submitted in October, 2006 to request approval for towing and storage of motor vehicles in the rear of this site. Based on the information in the file, it appears that comments were issued by Rebecca Ragsdale December 20, 2006. These comments should be addressed in order to proceed with that application. Rebecca is still the main contact for that project. SDP 2006-120: A site plan is under review to allow the placement of a metal shed and a wooden shed at the rear of the property. which is the same location as the Lethal Wrecker application. Jonathan Sharp (a review engineer) and I both issued comments in December, 2006. In short, the plan is not to scale and doesn't include topographic information, so it's difficult to confirm locations of structures with any degree of accuracy. In order to address these comments, close attention should be paid to the original site plan (SDP 01-096 listed above) and to the most recent plan (from July, 2005). There are specific conditions related to the PC's action regarding disturbance of the buffers and critical slopes at the rear of this property. and it's possible that these items were impacted for the grading related to the construction of these sheds (both of which have already been Page 2 of constructed). A revised plan should be submitted that reflects the existing conditions. I hope that helps. If you need copies of previously approved plans or action letters, let me know.
