Included with this conveyance is a non-exclusive easement of right-of-way for ingress and egress from Berkmar Drive to Parcel A and for parking, on and over a portion of the property retained by Seller, which is shown on said plat as Parcel B. This easement is limited to the area on Parcel B which is identified as "Access and Parking Easement'. Also included in this conveyance is a non-exclusive easement for the benefit of Parcel A to construct and use the Stormwater Management Facility to be constructed on Parcel B within the area identified as "S WM Easement" as shown on said plat. Seller reserves the right to relocate or reconfigure the Stormwater Management Facility or to replace it with a facility of equal or superior quality on Parcel B or on other property owned by Seller. Seller retains for itself, for the benefit of Parcel B, an easement of up to twenty feet in width for a sewer line across Parcel A in a location yet to be determined. The said property is a portion of that conveyed to the Grantors by deed of Ora E.
