Virginia,at Deed Book 1819,pages 0073-0081.a plat of Kirk Hughes&Associates,dated Jul
1, 1998, last revised October 14, 1998,entitled"Redfields 'A Planned Residential Community'
Phase 3-B". Said plat subdivides into 81 lots certain land known as Phase 3-B of the Redfields

At the time of the recordation of said plat,Redfields owned all of Lots 1 -35 in Phase 3-
B. At the present time,of those 35 lots, Redfields owns lots 1-5, 8,9, 11-13, 15, 16,and 19-35,
Craig owns lots 7, 10. 14, 17,and 18,and Weatherly owns lot 6. Redfields, Craig,and other
parties own other lots in Phase 3-B as shown on said plat, but such other lots are not affected by
this Modification Agreement.
Note#14 on Sheet 2 of said plat(Deed Book 1819,
requirements on Lots 1 -35 of Phase 3-B. gsepage 0075)imposes certain setback
requirements is a 25 feet rear set

Re: Redflelds Phase 3-B Rear setbacks for Zero Lot Lines
Please find the attached Survey of Lot 10 Phase 3-B and the Notes from the recorded plat of Pita, 3-B,Redfieids with
attention made to Note#14. I spoke to John Grady this morning referring to this Lot and how the Craig Builders now have a
sun-porch 5'within the 25'rear setback. This residence was proposed at the time the plat was bE ng approved but before
recordation it was notice that the setback notes in#13 were reversed showing a 20'front and 25'Near setback. We revised
Sheet 2 of the plat to reflect the changes that were to reflect common setbacks throughout the PR 1)being 25'front,20'rear and
6' side setbacks with the exception of Zero Lot Line Lots that must have a side setback of 10' on ane side of the structure. The
note that may have been overlooked would be the rear setback of 25 feet. I understand there was some conversations about
mirroring the rear setback in order to keep it unified throughout the subdivision. What do I need to do to rectify this situation?
If need be we can do a boundary attjustment survey and move the rear lot line back about 5 feet i:to Open Space*1. Redfields
development will not have a problem revising Lot 10 to correct this matter. Please contact John rratly or me at your earliest
convenience regarding this subject. Thank you and 1 look forward to speaking to you_
