RE: Redfields Phase 3B Preliminary Subdivision Plat
Dear Mr. Missel:
The preliminary plat for the development proposal referenced above was approved
administratively._
The approval of the preliminary plat is valid for six months in accordance with Subdivision
Ordinance Section 18-50. All final plats must be submitted to the Department of Planning and
Community Development while the preliminary plat approval is still valid. If the preliminary
plat approval expires, a new application must be filed and processed.
Final plats will be subject to all final plat requirements (Subdivision Ordinance Section 18-53
through 18-55), in addition to the following conditions:
1. The Planning Department shall not accept submittal of the final subdivision plat for
signature until tentative approvals for the following conditions have been obtained. The
final subdivision plat shall not be signed until the following conditions are met:
A. Planning Department approval to include:
4. Provide copies of easement plats and site plans for landscaping of double
frontage lots.
2. Revise reference to zoning on the site to note that the property is subject to
ZMA 98-08.
3. Designation of zero lot line lots and appropriate easement areas and
documents.
4. Reference parcel as Tax Map 76R1, Parcel 1.
5. Designation of access to lots 13 and 14 and approval of appropriate

C. Engineering Department approval to include:
1. Erosion and sediment control plans. ( 6 �"^ 1 rs-/5
2. Road plans and drainage calculations."
D. VDOT approval of road plans and drainage calculations.
E. Building Code and Zoning Services approval to include:
1. Schedule of open space, residential lots, acreage of residential lots in all
phases of Redfields.
2. Demonstration that access to lots 13 and 14 does not encroach more than
50 lineal feet on slopes of 25% or greater.
3. Approval of a building site on each lot.
