We will eliminate the gallery usage. We had shows monthly in our previous space and never got a sizable
turnout. We think of it as a service to the community, but not a profit center. If it is a snag, we will eliminate
with no problem.

Anne,
The proposed uses of the existing spaces is problematic due to the constraints of the Virginia Uniform Statewide
Building Code. The framing operations on the first floor comply with the requirements of the VCC 419 Section on
Live/Work spaces. However, once a gallery is introduced to the existing structure, complying with the building code
becomes more difficult. Residential structures are designed and built to generally a maximum 40psf live load capacity.
Because of the gallery use, the VCC requires a minimum of 100psf live load capacity. Also, as the gallery space would
then become an Assembly use, means of egress and accessibility have additional requirements that require a registered
design professional to stamp the design. If you wish to continue with a gallery in this use, an architect or engineer would
need to provide details to us showing compliance with the VUSBC for Assembly uses. Please advise if you choose to
eliminate the gallery or obtain the services of a RDP and proceed with a building permit.
