All stormwater management/BMI1s Ah 4n on this plan are conceptual only and are subject to further refinement and design. 2 The existing wetland areas are to be_ome a part of the overall stormwater management system for the park on an area wide basis. All wetland areas are to remain undisturbed except where required for construction of utility extensions, roads, trails or other BMPs. 3. Permanent retention ponds are to be implemented within ' watershed basin areas of adequate size to support a normal water level. 4. Permanent retention ponds are located in areas to encompass the majority of developed parcel area. 3 Specific erosion control measures will be designed in conjunction with access road construction using the Virginia Erosion Control Handbook and in accordance with standard Albemarle County Department of Engineering requirements. 6 Bioretention facilities are encouraged along the northern ridge and ' at other locations where feasible. T. Parcel grading along the northern ridge shall be such that all impermeable surface area drainage is directed to the east or south across the existing drainage divide to flow into the North Fork Rivanna River south of the existing raw water intake. S. The developable ton -impervious area draining west toward Route_ 606 has been determined to be approxirrrately 3 acres. BMP's shall., be implemented for this area to filter all runoff water before exiting the site. All measures are to be approved by the Albemarle I County Department of Engineering. 9. Site specific stormwater ranagement/13ME's which will be designed at time of final site plan submittal for each parcel to supplement and/or replace the conceptual measures shown on this plan 101mplementation of stormwater management and BMP System M.M. is contingent on permitting from the various regulatory agencies and is to be determined at it later date. 11.AR existing pond upgrades will be performed at such time as to acco u\t.for increased runoff due to upland watershed development.
