Dear Sir or Madam:
We represent the contract purchaser of the captioned property, and we are requesting written
verification of the zoning classification and permitted uses for the Property and compliance with all
zoning requirements for the site. The proposed use is substantially the same as, and a continuation of
the existing uses of retail, restaurant and other uses customarily accessory and incidental thereto.
Please prepare a written confirmation of zoning for the Property being sure to identify any
violations of zoning ordinances, if any, the side, front and rear setbacks, the density and the parking
space requirements for the Property. For your convenience, I have attached a pro forma zoning
certification letter for your use in preparing your response. Please address your letter to this law firm
at the address shown on the attached pro forma zoning certification letter.
We appreciate your providing us with this current zoning letter as soon as possible along with
copies of the relevant zoning ordinances including the applicable sections of the Albemarle County
Zoning Ordinance prescribing the extent of damage sustained by the Property, if applicable, which can
be repaired without having to bring any non -conforming uses which may exist up to Code.
I have paid the fee of $227.76 online and have enclosed a copy of the paid receipt. Please
