Brich, P.E. 1401 East Broad Street Commissioner Richmond, Virginia 23219 October 21, 2021 County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Attn: John Anderson (804) 786-2701 Fax: (804) 786,2940 Re: SDP-2021-00149 — HTC Area C, Townhomes, Block II - Road Plans Review #1 Dear Mr. Anderson: The Department of Transportation, Charlottesville Residency Transportation and Land Use Section, has reviewed the above referenced plan as submitted by Shimp Engineering, dated 2 September 2021, and find the following: 1. Please remove trees within 30' of intersections per B(1)-44 RDM. 2. Please remove parking spaces within the sight triangle on Berkmar Drive. 3. Landscaping plants and trees adjacent to the sight distance triangle will need to be maintained in area between 2 and 7 feet above ground as a clear zone to preserve sight lines and accommodate pedestrians. The HOA will be responsible for the maintenance of sight lines. 4. CG-12 design appears to be from the commercial entrance detail (Heavy Truck Traffic Anticipated) or the method of installation on radius pages of the Road & Bridge Standards. Please utilize Type A (With Buffer) or Type C (Perpendicular) application. 5. Every effort should be made to minimize manhole installations at street intersections and in the normal wheel path of the travel lanes. 6. Stop signs appear to be missing or in the wrong locations. Please review the stop sign locations. 7. Please show the mail boxes & cluster box units per RDM Appendix B(1) VirginiaDOT.org WE KEEP VIRGINIA MOVING 8. VDOT will only maintain the sidewalk adjacent to the roundabout. Please remove the right of way line from the propose sidewalk on the roundabout for Timberwood Blvd. and Conner Drive. 9. Please verify the right of way for Timberwood Blvd. and Conner Dr. as the line does not appear to match the County GIS records. 10.Note that the final plan must show conformance with the VDOT Road Design Manual Appendices B(1) and F, as well as any other applicable standards, regulations or other requirements. If further information is desired, please contact Max Greene at 434-422-9894. A VDOT Land Use Permit will be required prior to any work within the right-of- way.
